General Terms and Conditions

1.general
The chalets are only reserved for the number of people specified in the booking confirmation. Subletting is prohibited. The accommodation and all facilities and amenities are reserved exclusively for our guests who are registered and registered with us.

All chalets are reserved according to the wishes of our guests. However, we reserve the right to allocate an equivalent type in case of urgent need.

1.1 Presentation of the rental properties
Illustrations on the Internet are only examples of the furnishings. The furnishings may also change.
All "distances" are to be understood as approximate and are only intended to give you an approximate impression of the surroundings of the property.
It is possible that facilities such as sports schools, restaurants, lifts etc. may not be open in the early and late season.

2. online booking procedure
Your booking becomes binding upon receipt of the booking confirmation. The booking is also considered binding if the landlord waives a deposit and the tenant receives a booking confirmation.
The date you have booked will be firmly reserved. The landlord is entitled to demand a deposit.
If this deposit (bank transfer free of charge - any expenses are to be borne by the tenant) is not paid within 7 days, or in the case of short-term bookings on time, the booking can be revoked by the landlord (this can also result in a tacit cancellation).
After receipt of the deposit you will receive the booking confirmation. The remaining amount and additional costs will be charged in cash on arrival.

3. cancellation
Due to our manageable size with only 5 chalets, cancellations or a postponement of the stay have a significant impact on us. As guests usually book with us well in advance, it is very difficult for us to re-let the chalet in the event of a cancellation. For this reason, our cancellation policy is strictly adhered to.

There is no right of withdrawal within the meaning of the Consumer Protection Code (the right of withdrawal according to § 11 para. 1 FAAG does not apply), but our general terms and conditions apply and we grant you the following cancellation conditions: Any cancellation must be notified in writing. The cancellation costs are:

  • up to 91 days before the start of the rental 40 %
  • 90 to 61 days before the start of the rental period 70 %
  • from 60 days before the date of arrival or in case of early departure: 100 % of the total amount.
  • In the event of cancellation on the day of arrival, late arrival or early departure, we charge 100 % of the daily rate according to the booking order.
  • We reserve the right to charge an additional processing fee of € 35,- for every cancellation or booking change.

TIP:
Cancelling a holiday is unpleasant for both parties. So that you don't have to worry in the event of a cancellation, we recommend taking out cancellation insurance. This saves you unnecessary costs in the event of a cancellation and protects you if something suddenly comes up.

4. resignation
Due to weather conditions or other unforeseen events (avalanches, blocked access roads, etc.), accommodation may be unavailable or only available with restrictions.
In this case, you will be offered alternative accommodation if there is free capacity. If no comparable accommodation is available, the deposit paid will be refunded. In the event of a double booking, the deposit will be refunded - you have no right to compensation.
The landlord can cancel a booking at any time without giving reasons - in this case the deposit will be refunded - even in this case you have no right to compensation.

Dogs are only allowed in the living area of the cabin - we assume that your pet is well behaved and does not sleep in the bed.
We would like to point out that we will dispose of bed linen and other materials belonging to the hut that are soiled by animal hair and charge the tenant for this.
In bad weather, please clean the animals in front of the hut. As the surrounding meadows and fields are used for food production, they must not be soiled with dog faeces under any circumstances - so please use dog faeces bags!!!

5.1 Damage to the chalet
If the tenant or co-occupier causes a Damagethis is immediately to the landlord to report the damage. The tenant is liable for any damage caused by him or the other tenants, unless he can prove that he is not at fault. The same applies if the accommodation cannot be handed over to the next tenant. As a tenant, you are liable for damage in the amount of the replacement costs and the labour costs. However, in most cases these are covered by your insurance.

6. shortening or extending the stay:
If you are unable to take over the chalet as agreed, e.g. due to increased traffic, strikes etc. or for personal reasons, the full rental price remains due. The same applies if you leave the property early. If you wish to extend your stay, please let us know in good time.

7. complaints, claims for damages:
If the property is not in the condition specified in the contract, we would ask you to report this to us immediately. If no immediate notification is made at the start of the rental period in the case of non-hidden defects, it is assumed that the property is free of defects. If the defects become apparent during the rental period, the same rules apply.
Any claims must be settled directly with the landlord and the necessary evidence must be provided. If you do not comply with the above rules, you forfeit all rights to compensation.
